Below is a list of the basic services we provide to all our clients:
- Finding Tenants: Advertising, Pursuing Leads, Recommending Improvements (based on the quality of tenant you desire and rent rate you want to achieve).
- Screening Applicants: Best Fit for Property, Background Check (criminal records, evictions, social media, and more), Employment History, Income Verification, Rental References
-Selecting the right tenants will decrease your vacancy rate and maintenance expenses in the long term, so patience and sticking to your standards is key.- Help you decide on the initial rent rate, collect rent, and adjust rent as needed.
- Provide property management software to make it easy for tenants to access their information and pay rent.
-Make no mistake, accessibility is a key component to attracting higher quality tenants, which is why we offer several online features for our tenants that are accessible 24/7 such as:
-If you have existing tenants that aren’t interested in using any of the online features we offer, DON’T WORRY!
Your tenants can still mail in a payment, call in to our office and talk to a REAL PERSON, and get a prompt response to any concerns they
may have.
- Sign leases, collect and process security deposits (before and after occupancy)
- Handle complaints/emergencies including maintenance requests, noise complaints, etc.
- Handle move outs: inspect for damage and determine security deposit returns.
- File evictions: if the tenant breaches terms of lease by not paying rent, damaging your property, disturbing neighbors, etc., we will see to it that the tenant is removed as soon as possible to prevent further losses on your part. While we hope this option isn’t necessary, we will diligently protect your interests.
- Manage income/expenses, keep thorough records, and provide monthly and annual reports.
Additional Services (not included in your management or leasing fees):
- Mowing services, snow removal, and general landscaping services
- Preventative maintenance such as furnace filter replacement or anything you feel is necessary for the upkeep of your property
- Turnover services: general maintenance, painting, cleaning, carpet cleaning, etc.
- Emergency maintenance services
- General maintenance services
- Any other services you require such as HVAC, plumbing, electrical, roofing, etc. are available through us or one of our sub-contractors, but it will be seamless to you. We are your one-stop shop to keep your investment producing!
Flexibility:
- While we maintain a list of trustworthy and competitively priced sub-contractors, we do not require you to use our services or our sub-contractors. We will use any company or individual you prefer so long as it does not endanger tenants, violate laws/ordinances, or create an unacceptable liability for us or you.
